The Steps to Selling Your Home
1. Consult a Realtor ®
A great Realtor® will provide you with pricing & staging advice, market your home, negotiate on your behalf, provide expertise & guidance, and promote & protect your best interest from start to finish.
2. Prepare Your Home
Clean, stage, and make any necessary repairs to prepare your home to appeal to potential buyers. Your home will also be professionally measured, photographed, and filmed to create a beautiful online presence.
3. List Your Home
Once your home is ready, it goes “Active” on the market! A proven marketing plan will be implemented to expose your home to as many potential buyers as possible and attract strong offers quickly.
4. Show Your Home
Qualified buyers will have the opportunity to schedule an appointment to view your home in person, either accompanied by an agent or by attending an Open House.
5. Receive an Offer
When a potential buyer is interested in your home, you will receive an offer. You may choose to accept, counter, or decline any offer.
6. Form a Contract
Once you and the buyer agree on ALL terms, the offer is then signed and becomes a contract. Congratulations! You are now well on your way to a successful sale.
7. Due Diligence Period
The buyer uses this time to conduct any desired inspections and obtain final loan approval. An appraisal of your property, a professional opinion of value, may also be completed during this time.
8. Prepare for Closing
It’s time to prepare to move, de-activate your utilities, update your mailing address, and review the closing documents. The buyer will schedule a final walkthrough before closing once you’ve moved out.
9. Closing Day
The big day is here! You will meet at an attorney’s office to sign closing paperwork or make arrangements if you are unable to attend. Congratulations on a smooth & successful sale of your home!
